Managing your tenancy
To help ensure a happy working relationship with your tenants and avoid disputes, we recommend you read through the advice on our web pages and don't hesitate to contact us directly if you are in any doubt or have any queries you feel are not covered. We recommend that you give your attention to the following main areas of tenancy management:
Your agreement
- be sure that you are signing the right kind of agreement with your tenants and that you have met the requirements of the Code of Standards.
Moving in day
- it is good practice to visit the tenants at the property on the day they move in, to check through the inventory and 'introduce' the tenants to their home.
Rent
- ensure that you have practices in place for recording the receipt of rent and following up any late payments.
Inspections
- ideally you should carry out three inspections during the tenancy and record your findings. In addition, the final inspection, once the tenants have returned their keys, determines whether there has been any damage beyond fair wear and tear.
Repairs, replacing inventory items, cleaning
- these should be take care of before your next group of tenants move in. If a retainer is charged (with access) you will need to think carefully about how you are going to manage your 'turnaround' period.
Deposits
- should be returned in reasonable time with full documentary evidence of any deductions.
