What the service offers / how it works

As an owner, have you considered The University of Manchester’s Head Leasing Scheme? The scheme (University Leased Houses) has been running for over 30 years and is managed by a qualified Housing Manager with considerable experience in the student market.

There are numerous benefits of leasing through the scheme, and there is no doubt that it offers owners a less stressful way of letting property while still retaining overall control. We offer you rents based on careful consideration of the market area and an inspection of your properties. If tenants are found for your property, your rent is guaranteed for the year subject to you as landlord complying with all terms of the lease and from the date on the signed lease. When you sign up with the leasing scheme, you will need to sign a tenancy agreement with the University of Manchester which allows us to advertise your property on our website – this is a conditional contract and only comes into force once tenants have signed for the property via the University. This means you can advertise your property anywhere else and, if successful, sign those tenants to your own contracts. Repairs will still be your responsibility but we have access to a list of trusted contractors and receive reports of faults on your behalf.
